Our business is about people who need a place to call home and the people of Michaels who make it all happen.   The Turn Maintenance Inspector will report directly to the Turn Maintenance Supervisor and is responsible for the supervision and direction of all contractors and personnel assigned to him/her directly related to the task of turning homes to include both inside and outside. The turn will occur when one resident moves out of the home and prior to the new resident moving into the home. The Turn Maintenance Inspector will ensure the property is maintained at all times in good physical condition.

Our business is about people who need a place to call home and the people of Michaels who make it all happen.   The Project Manager is primarily responsible for the oversight of large capital construction projects at all military sites. This person will act in the interest of the Property Manager and will work closely with the construction and site teams to ensure that major renovation and CRR projects are being completed in a timely fashion. They will communicate progress and issues between both parties and coordinate displacements as necessary. They will assist the site in preparing RFPs, develop scopes of work, complete the competitive bid process and assist the sites with creating contracts. This includes tracking and expediting the construction and repairs, review, approval, and creation of repair contracts, as well as the thorough examination, approval, and processing of associated invoices. The Project Manager will track CRR projects to ensure they are progressing as intended, and assist with resolving issues as they arise. Additional duties include assisting the sites with creating 5-year Capital plans, researching new construction products and methods, vendor development and negotiating expenses across all sites. Negotiating with insurance adjusters and contractors to obtain approval of insurance funds to cover the cost of mitigation and repairs. Works closing with the VP of Facilities, Insurance Claims Administrator, Regional VPs and Regional Facilities Directors to complete mitigation and repair projects.

He/She provides information, resolves any emerging problems, and answers questions with accuracy and efficiency. The goal is to ensure excellent service standards and maintain high customer satisfaction. The CSR remains current on and compliant with policies and laws affecting operations of the property, including the Landlord Tenant code, Fair Housing laws, and other applicable laws. The CSR performs a variety of administrative and office support activities. The CSR will carry out assigned duties in an effective and efficient manner and, in addition to the duties described herein, will also perform other duties as requested by the supervisor.

The Resident Specialist will assist in ensuring that the needs of the inbound family are met with professionalism and courtesy. He/she will also act as the immediate customer service representative, while introducing the family to the community and creating a positive resident and property management relationship.

This employee will work closely with leasing, management, the partners, outlying communities, media, and other posts to ensure proper marketing and public relations.

This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Maintenance Technician will carry out assigned duties in a safe manner, and in addition to the duties described herein, will perform other duties as requested by the Maintenance Manager and Community Manager. The Maintenance Technician must provide exceptional customer service while assessing and repairing the property.
