The Housekeeper assists the Leasing and Maintenance Staff in maintaining the physical integrity of the community. This involves ensuring a safe, clean and comfortable living environment for residents, visitors and staff. The Housekeeper will carry out assigned duties in a safe manner, and in addition to the duties described herein, will perform other duties as requested by the Community Director, Maintenance Manager, and Housekeeping Supervisor. The Housekeeper must provide exceptional customer service while assessing and servicing the property.

The Recertification Specialist, under the direction of the Community Manager, has the primary responsibility to qualify new residents for occupancy and requalifying existing residents for continued occupancy. This responsibility requires organization and great attention to detail. On a daily basis, the Recertification Specialist may be conducting interviews, processing paperwork, interacting with various vendors and agencies, and at the same time, assisting with several administrative and leasing tasks required to keep the rental office running smoothly. The Recertification Specialist must be able to multi-task proficiently and within specific time constraints.

The Pool Monitor is responsible for the welfare and conduct of residents and their guests utilizing the pool, splash pad, restrooms, and adjacent areas, to include the Welcome Center and fitness area. This involves ensuring a clean swim environment, overseeing and monitoring the swimmers, and verifying the eligibility those using the amenity all residents and their guests. This is NOT a lifeguard position. The Pool Monitor must be self-reliant and able to work well with the guests, while enforcing pool rules and providing exceptional customer service.
The Pool Monitor will carry out assigned duties in an efficient manner, and in addition to the duties described herein, will perform other duties as requested by their supervisor.

The Leasing Specialist is responsible for various sales and marketing projects and for ensuring that all policies related to branding, leasing and marketing are fulfilled in accordance with policies and procedures outlines by management. Preconstruction topics to include; Interaction and Support for the development team/client, conceptual estimating, preliminary Design management/Value Engineering (VE), assist with Owners program, preliminary scheduling, cost control, hiring consultants, selection of General Contractor (GC) and Owner Vendors (OVs), procurement, proposals, payment tracking, review of estimates, documentation turnover, early client/developer relations/coordination, early property management relations/coordination, and other duties required to manage the Preconstruction process leading up to the project “Hand-off” meeting.

The Building Engineer is responsible for helping to organize and maintain all building systems. The Building Engineer will create a Preventive Maintenance schedule to use as an accountability and tracking tool for continuous improvement. The Assistant Facility Director will report directly to the Facility Director and is responsible for the supervision and direction of all personnel assigned to him/her. The Assistant Facility Director will ensure the property is maintained at all times in good physical condition within the area assigned to him/her. He/She will ensure maintenance logs and records are properly maintained. He/She will oversee the timeliness of work orders being performed by all Maintenance Technicians and will work closely with the Maintenance Supervisors. He/She will follow up on outstanding work orders to determine how to appropriately complete the work orders. The Assistant Facility Director will follow up on resident issues stemming from work being performed in their homes. He/She will immediately report any accidents or emergency situations to the Facility Director and will prepare the proper documentation of any such event. He/She will monitor the turn process and work closely with the Turn Supervisor to ensure homes are being turned on time, and to a high-quality standard. He/She will monitor employee overtime, review outstanding purchase orders, and will assist with obtaining bids and new contractors. The Assistant Facility Director will work with the Facility Director in accordance to policy and procedures in hiring and terminating employees. He/She will make recommendations for advancement and/or salary increases for employees under his/her direct supervision, counsel staff members and take appropriate disciplinary action where warranted. He/She will adhere to all personnel directives. He/She will perform all other duties as assigned by Facility Director.
