The Project Director shall assist and direct the property Community Director, Facility Director and Managers in successfully attaining the company’s operational and financial goals while reinforcing the company’s customer service culture. The Project Director reports to the Regional Vice President.
• Assumes overall responsibility for the day-to-day management of the property under the supervision of the Regional Vice-President.
• Coordinates with property owner to ensure input into budgets and operational planning.
• Coordinates with military leadership on resident issues.
• Manages Base Leadership relationship and have understanding of project needs ensure clear communication of the business operations.
• Demonstrate executive level communication skills and ability to influence across multiple levels of business that range from the customer (our residents) to senior military leaders.
• Review critical information requirements for corporate level reporting – incidents and injuries, etc.
• Participates in the development of the Annual Property Plan and constantly seeks to develop strategies for enhancing the economic performance of the asset.
• Implements the action plan for maximizing property performance as articulated in the Annual Property Plan.
• Communicates with the owner to discuss marketing, occupancy, budget conformance, personnel, capital improvements and any other material topics.
• Complies with all policies and procedures established by Michaels Military Living for the administration of the property.
• Maintains and staffs an attractive on-site office which is open during normal business hours and more often, depending on the needs of the community and budget.
• Retains qualified personnel and contractors to administer the property. Ensures personnel are trained as necessary. Supervises the work of all personnel and contractors (including the approval of employee time sheets). Evaluates the performance of all personnel and contractors.
• Complies with the Federal Wage and Hour Act, the Occupational Safety and Health Act, the Workers’ Compensation Act, and all applicable state and local statutes and regulations.
• Maintains and posts all licenses, permits, notices, and occupancy permits required by federal, state, and local governmental authorities.
• Ensures a methodical filing system for business correspondence, purchase orders, rent collection records, property maintenance information and personnel administration is established and maintained.
• Submits written reports on the operations of the property to the owner on a monthly basis in a format established by Michaels.
• Attends and participates in industry association meetings and seminars to keep up-to-date on trends and changing conditions in the marketplace.
• Responsible to ensure all environmental policies and procedures are followed.
• Cooperates in the completion of any other tasks which may be requested by the owner.
Education and/or Experience:
Experience in positions with increasing responsibility from site supervisor through multi-site management and five plus years’ experience running the operations of a portfolio consisting of 1,000 units preferred.
Skills/Specialized Knowledge:
• Must possess a basic knowledge of fair housing laws and regulations.
• Must have superior customer service skills and be able to communicate effectively with all levels and management and personnel.
• Must be detail oriented and able to focus with occasional interruption. The position requires the ability to perform light typing duties.
• Must be able to effectively market a property and the surrounding amenities to potential residents and conduct the appropriate follow-up through written and verbal communication.
• Must be able to understand and relate the concepts behind specific ideas.
• Proficiency in word processing, spreadsheet, and database management programs in order to develop and/or complete required reports, manage communication, and create and edit impactful presentations, proposals, and other collateral materials.
• Demonstrates proficiency in using the internet as a communications and marketing tool, including website ad placement, navigation, twitter, Craigslist, Facebook, YouTube, and other emerging web and internet tools.
• Knowledge of office administration procedures.
• Ability to operate standard office equipment.
• Excellent spelling, grammar and written communication skills.
• Excellent telephone and oral communication skills.
Job Knowledge and Skills:
• Sound understanding of monthly financial reporting as it relates to individual assets, inclusive of cash flow, debt service, pro formas, operating and capital budget formulation is required.
• Ability to motivate independent groups to accomplish business goals the ability to successfully empower and lead subordinates utilizing strong interpersonal skills required.
• Performance oriented, highly motivated to produce results, having demonstrated this trait in prior experience.
• Required traits: High degree of creativity, coupled with sound business judgment.
• Diplomacy personified, aggressive self-starter, yet diplomatic to effectuate positive relations with subordinates and peers.

The range displayed on each job posting reflects the targeted base salary for the position. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
